No more perching on the edge of a sofa in the lounge when I want to play a guitar. No more turn-that-down stares when something "interesting" comes on the TV (and that's when playing through headphones!). No more having to clear everything away when MrsTT decides "I'm cleaning in there today".
A whole room (apart from the bit shared with redundant soft furnishings) for guitars, amps, pedals, keyboards, laptops, sound system and anything else that I choose to put in there. A desk, a chair, most guitars within reach, a view out of the window ...
Now I'm quite lost as to what to do in there.

But it'll be good to play without headphones all the time.
Has the location for the southern jam session been confirmed yet? You wouldn't have far to travel.
Oh, I forgot, you're a Spurs fan, scrub that.
Polish your guitars in there, put your 4x12 front down and crank to 12 and annoy MrsTTony. It's the only reasonable curse of action.

It's not soundproofed unfortunately, it would be virtually impossible in these houses and would cost a fortune to do it. Still, it is rather nice to have a dedicated room for Music.
Either some decent audiophile speakers or, even better, some studio monitors.
Then you can get an audio interface and a computer and start doing a bit of recording.
Also, a wine fridge.

Football is rubbish.
I'd have to measure the space. My twin Marshall 4x12s (I know, clichéd or what) take priority.

Are you finding despite having room for a pedalboard, you plug straight into the amp..?

Mainly, the absence of a pedalboard is explained by the lack of pedals.
