Completely legit. Listed as a 2012, which may deter people due to the two-piece board, but it's actually a 2008. Score!

Indeed.  Case and type of COA are also from that "era".  Serial confirms it.

It would have come stock with Burstbuckers 1 & 2.

I had a 2008 R8 at one stage, and apparently at least some of those at around that year had Madagascar rosewood fretboards.  Many people find that more desirable, compared to Indian rosewood.  Richer colour, sometimes with very pretty lighter/darker streaking in the wood.  Generally speaking, though - the differences aren't always that obvious at all.

No, just the board - stock pickups will be the same (Burstbucker 1 and 2).

The fretboard on a 2012 model is likely to be a laminated (two-piece) board, whereas a 2008 model would have a traditional one-piece board.

I think they did - but I never paid much attention to the 2012's, because of the laminated fretboard saga.

If you've got a client wanting rid of something fast at such a low price, why would you let someone hit by it now and then go off to a shop to see if they actually like it? I'd be fuming haha.
